How to Plan a Custom Home in Volusia County

Planning a custom home in Volusia County comes down to five clear stages: a consultation, design and planning, permitting and approvals, construction, and a final walkthrough. If you know what happens at each step and what you need to bring to the table, the whole process feels a lot less overwhelming.

At Coastal Home Creations & Roofing, this is the same process we follow with every custom home. Here is how it works and how you can prepare.

Step 1: The Consultation

Everything starts with a conversation. This is where we learn how you live, what you want your home to feel like, and what matters most to you. Do you cook a lot? Work from home? Want a big covered porch for Florida evenings? Need room for family to visit?

Before your consultation, it helps to gather:

  • Photos of homes, kitchens and rooms you like
  • A rough list of must-haves and nice-to-haves
  • Details about your lot, if you already own one
  • A general budget range you are comfortable with
  • Your ideal timeline

Consultations are free. You can contact us to set one up.

Step 2: Design and Planning

Next, ideas turn into plans. Custom homes in Florida need engineered plans that account for wind loads, local codes and site conditions. During this stage, layouts get refined, materials get chosen and the scope comes into focus.

This is the best time to make changes. Moving a wall on paper is easy; moving it after framing is not. Take your time reviewing plans, ask questions, and think through how you will actually use each space day to day.

Site conditions matter here too. Flood zone, soil, setbacks and utility access can all shape the design. If you are building on land you own, our lot checklist on the blog covers what to look into early.

Step 3: Permitting and Approvals

Before construction starts, plans go through review. Depending on where you build, that means Volusia County Building & Code Administration or your city's building department. Some lots also need approvals from an HOA or other agencies.

Review times and requirements vary by jurisdiction and project, so it is hard to predict exactly how long this step will take. We provide permitting support and handle the back and forth so you do not have to chase paperwork. For the latest local requirements, the building department itself is always the final word.

Step 4: Construction With Regular Updates

Once permits are in hand, construction begins. A typical build moves through phases like:

  1. Site preparation and foundation
  2. Framing, roof structure and dry-in
  3. Rough plumbing, electrical and mechanical work
  4. Insulation and drywall
  5. Interior finishes, cabinets and fixtures
  6. Exterior finishes, driveway and final grading

Inspections happen at several points along the way. Throughout construction, you get regular updates so you always know where things stand. Weather, material availability and inspection schedules can affect timing, which is one more reason good communication matters. Because we are also a roofing contractor, your roof is handled by the same team that builds the rest of the home.

Step 5: The Final Walkthrough

When the home is complete, we walk through it together. This is your chance to look closely at every room, test fixtures and note anything that needs attention. After that comes the part everyone looks forward to: moving in.

Choosing the Right Builder

A custom home is a big investment, and the builder you choose shapes the entire experience. Look for a Florida-licensed general contractor, clear communication and someone who knows the area. You can verify any license on the DBPR website.

Coastal Home Creations & Roofing is a third-generation, locally owned builder based in Lake Helen, led by owner Bill Edwards and licensed as a General Contractor (CGC1506738). We build across Volusia County, from Ormond Beach to DeLand. See more on our custom homes page.
